Challenges & Solutions
This Bellaire home presented several significant challenges that tested our team's expertise and problem-solving abilities. The original 1970s construction featured outdated electrical systems that couldn't support modern appliances and smart home technology. Additionally, the home's compartmentalized layout with multiple load-bearing walls required careful structural engineering to achieve the open floor plan the homeowners desired.
Our solution involved bringing in a structural engineer to design custom steel beam supports, allowing us to safely remove three load-bearing walls without compromising the home's integrity. We also completely rewired the home with a 400-amp service panel and installed dedicated circuits for all major appliances, EV charging, and a comprehensive smart home system. The result is a home that's ready for the future while respecting its original character.
